The period between Christmas and New Year is renowned as one of the busiest times for online house hunting. Last Winter, leading property portal Share to Buy saw a 10% increase in user traffic. 


This year, festive house hunters are faced with the prospect of sky-high deposits on the open market. Recent data reveals that the average price for a first time buyer property in London sat at roughly £425,000 in 2023, with an average deposit of £144,500.

Providing an alternative route onto the property ladder, Shared Ownership is a scheme enabling first time buyers to purchase a share in a property (typically between 25%-75%) and pay subsidised rent on the remaining portion. As buyers will only pay a deposit on the share they are purchasing, deposits are usually lower than when buying on the open market.
