As the property market becomes increasingly competitive, utilising social media to sell properties has become a game-changer for both estate agents and developers.

With this in mind, the property CGI experts at Modunite have offered five key tips to help maximise your online presence and sell properties faster.

1. Showcase your home with visuals

First impressions matter, especially online. The majority of buyers start their property search on the internet, making high-quality photos and videos essential. Using CGI to enhance your property’s appeal can be a huge game-changer. With professional CGI renderings and virtual staging, you can highlight your home’s potential, even in its unfinished form. Share these visuals across social platforms like Instagram, Facebook, and Pinterest to attract buyers.

2. Post consistently for maximum exposure

Maintaining a consistent posting schedule helps keep your property at the forefront of potential buyers’ minds. The property CGI experts suggest regularly sharing updates, such as photos of different rooms, a video tour, or close-ups of standout features like a newly renovated kitchen or spacious garden. Posting at optimal times and using relevant hashtags (e.g., #DreamHome, #ForSale, #RealEstate) can significantly increase your reach and visibility, attracting more potential buyers.

3. Create engaging stories and live tours

Instagram and Facebook Stories are great for showing your home in a more dynamic, interactive way. You can create short, informal videos showcasing different parts of your home or even go live to give an impromptu virtual tour. Modunite suggests including a personal touch in your stories—talk about what you love most about the home, describe how the space could be used, and share neighbourhood perks. This helps potential buyers envision themselves living in the space and creates an emotional connection.

4. Utilise paid social media ads

If you want to broaden your reach, consider investing in paid social media ads. Facebook and Instagram ads allow you to target a specific audience based on location, age, interests, and even home-buying behaviour. Modunite recommends pairing paid ads with captivating CGI visuals that show off your home’s best features. This strategy helps ensure your property reaches the right buyers and increases the likelihood of inquiries.

5. Engage with your followers and build interest

Social media is a two-way street—don’t just post and forget about it. Engaging with comments, answering questions, and responding to direct messages quickly is key to building trust with potential buyers. Modunite suggests creating polls, asking followers what feature they love most about your property or even posting quizzes related to home buying. This engagement helps build a community around your listing and can lead to word-of-mouth referrals or additional exposure.

Carrie Rose, Founder of Rise at Seven used social media to sell her home, here’s her story:

“I believed I could sell my house faster and save money by advertising my house myself. So I used Facebook local pages and “for sale pages” within a 20-mile radius to share my house on, and advertised it for sale.

I created a downloadable PDF which looked a bit like an Airbnb local guide, which included information about the local area such as cafes, and hidden trails for dog walks and used that as a way to reach potential buyers.

It was a purely free strategy, which had a total reach of 300,000 people and I found that people were tagging friends and sharing my post meaning my house reached five times that organically. It was super simple, within two weeks I had five viewings and two offers - the typical house selling process now can be up to 12 months, I didn’t want to wait that at all so I found this to be a quicker, cost-effective and more effective way of promoting my house for sale.

I would 100% recommend anyone to do this, the only thing I would’ve done differently is use short-form video content and do a one-minute video to stand out amongst a busy and crowded market.

I sold it and was out of my house within weeks which enabled me to move into my dream home before anyone else undercut me.”
