DOWNSIZING IS THE NEW UPSIZING AT NEWLAND PARK

Couple Switch Family Home for Sizeable Country Condo Set on 200-acre Private Estate

Calling Chorleywood home for over 40 years, Unni Parsons and her husband Richard were looking for the perfect place to downsize from their cherished family home in the idyllic London commuter village. The opportunity came during one of their frequent visits to Newland Park, a magnificent Grade II Listed mansion House set on 200 acres of private grounds in nearby Chalfont St. Giles, to walk their dogs on the parts of the grounds open to the public. During one of their trips in 2023 they saw the branded hoardings erected and were one of the first to register an interest in the grand development.

Unni Parsons commented: “We’ve been frequent visitors to Newland Park ever since we’ve lived in Chorleywood. For as long as I can remember we’ve adored taking the dogs along the walk trails and admiring our surroundings. We would always comment that it would be a special place to live but the mansion house was either a campus or a wedding venue, so it was always a pipe dream more than anything else.

“When Richard and I learnt that Comer Homes was building a luxury development on the grounds of the estate it felt like a dream. It was an instant no-brainer for us, especially as we’d been thinking for a while about moving from our current property.”

"The list of amenities here are endless but we are also massively drawn to the David Lloyd resort, as Richard and I are both keen tennis players and I also love taking a dip in the swimming pool in my spare time, so for this level of facility to be on our doorstep is a dream."

Opened in April 2024, Mr & Mrs Parsons were one of the first to privately tour the purpose-built show house and were so impressed by the size and specification of the homes, as well as the abundance of private and communal outside space, that they secured a two-bedroom duplex on the day.

Unni added: “When we first set foot inside the apartment we were astonished by the amount of space. We asked to see one of the larger duplexes to see if they offered the same amount of room and were blown away. It hardly feels as if we are downsizing in the slightest.”

“Walking from room to room we felt confident in the project and all the facilities it had to offer before it was even finished, our gut instinct was to snap up the apartment as soon as possible. We were growing aware that our current home and its 2-acre garden was only going to require more and more upkeep as the years went on but we really didn’t want to feel as though we were giving up the space, it was a real bind.

“Both Richard and I have been hoping for a property that affords us with all the indoor and outdoor space we need whilst not being too demanding to manage or maintain – Newland Park provides exactly that. We are so lucky to have found it, it’s like hitting the jackpot by ticking every box we had.”

The latest collection of apartments available at Newland Park are priced from £675,000 and following the highly successful launch of the show home only three 2-bedroom ground floor apartments remain after Comer Homes rapidly sold out of their ground floor terraced apartments. However, for those that had set their sights on these highly sought after properties, a further set of ground floor apartments with terrific outdoor terraces will soon be released to the market as part of the second phase release of the Pankhurst collection.

All homes at Newland Park offer residents a sense of contemporary grandeur, drawing inspiration from the estate’s illustrious heritage. These properties include excellent and well-sized external features, such as spacious balconies and sweeping double sized roof terraces, where residents will benefit from far reaching views of the rolling Chiltern Hills that surround the estate.

Expertly designed and curated by Comer Homes’ inhouse interior design team, each apartment possesses a premium and highly refined interior flair, with handmade furniture created to deliver a final design that perfectly complements each room. Typically sourced from UK-based artisans, every item is developed and designed specifically using handpicked fabrics that bring a contrast of colours that bring a wow factor to each space.

These highly exclusive homes are rare to the market due to their position on a historical 200-acre private estate, that surrounds a grand 17th Century mansion, which has welcomed iconic figures, such as King George III, Emmeline Pankhurst and H. G. Wells.

Unni commented: “I’ve taken a particular liking to features such as the roof terrace, giving us our own exclusive view of the entire estate, which hasn’t been spoilt or compromised in any way since all the parking is underground! I was also pleased to see the amount of privacy and distance there is between the neighbouring apartments, there is absolutely no risk of feeling crowded or encroached upon.”

The couple were impressed by the unrivalled range of amenities on offer at Newland Park, including an exclusive flagship David Lloyd health & wellness club on their doorstep. Scheduled to open by 2025, the world-class spa centre that will include a swimming pool, tennis courts and Racquets Club, multi-sports pitches, Padel courts and tennis courts with an inflatable dome. There will also be a five-star spa, bar, restaurant and relaxation terraces.

Additional facilities include a courtesy shuttle bus service, operating exclusively for residents, serving transport to local commuter stations and popular shopping destinations nearby, providing a swift and simple connection from the private and secluded development.

Unni said: “The list of amenities here are endless but we are also massively drawn to the David Lloyd resort, as Richard and I are both keen tennis players and I also love taking a dip in the swimming pool in my spare time, so for this level of facility to be on our doorstep is a dream.

“We also can’t wait for the grandchildren to visit in the summer months to make use of the outdoor play areas and enjoy the warm weather from our roof terrace! It is such a privilege to have full access to the grand private grounds and wild planted gardens that surround our home, the adventures we will have and memories made will last a lifetime.”

In addition to the Gott apartments, Comer Homes will soon launch the first phase of 10 grand homes within the Pankhurst Houses collection, which benefit from generous landscaped private front and rear gardens. Prices for the three-bedroom 2,045 sq. ft.  semi-detached and terraced houses start from £1.2 million.
