L&Q announces new Shared Ownership homes coming soon to Barking Riverside

The New Year has brought with it positive predictions for the housing market in 2024.


This year, L&Q will launch a series of new Shared Ownership homes at Barking Riverside. Transforming the site of a former power station into a landmark new neighbourhood for the capital, Barking Riverside is a joint venture between L&Q and the Mayor of London, set alongside 2km of River Thames frontage. The neighbourhood was recognised at the Inside Housing Development Awards 2023, winning “Best Partnership – 100+ homes” which commended the success of its partnerships working for the benefit of development and residents.

The first collection of 15 one, two- and three-bedroom Shared Ownership apartments will be released on 13th February. A genuinely affordable option for first-time buyers, deposits for the new launch start from just £3,375, considerably lower than the typical deposit required to buy a home in the capital.


A community-spirited neighbourhood and a perfect place for families, the development is home to an array of outdoor areas and play spaces, including a recently opened “Wildlife and Wellbeing Trail”. For families, there are five schools already open on site, including Riverside School which is Ofsted rated Outstanding. Offering good transport links, Barking Riverside has both a London Overground Station and an Uber Boat by Thames Clippers Pier.

Every home in the new launch will be finished to a stylish, contemporary specification. Standard for each apartment type, bedrooms have fitted carpet, laminate flooring to hallways and kitchen/living/dining areas as well as ceramic floor and wall tiles to bathrooms and en suites. Plus, there is a private garden, balcony, or terrace to every home.

Residents benefit from a wide range of amenities at Barking Riverside. The Wilds is a multi-purpose community, ecology and events space located a short walk from L&Q’s new homes with hot desking and café. Plus, throughout the year, there is diverse programme of events and activities organised on-site. This has previously included everything from winter markets showcasing local sellers, karate classes and flower arranging workshops to regular mum and baby groups, supper clubs and a bar/ food pop-up on the riverside during the summer. Perfect for families, the development is also home to the Oyster Catcher Park, Frogley Park and a network of walking and cycling routes which make exploring the 2km of river frontage even easier.

Well connected for commuters and day trippers, from the Barking Riverside Overground station, Central London is accessible in just 22 minutes. Further connections via the Hammersmith and City line, District line, and the C2C services all run from Barking Station, which is just a 7-minute journey from the Barking Riverside Overground Station. Via the river, the Uber Boat by Thames Clippers route connects Barking Riverside to Woolwich in just 9 minutes, from where the DLR is directly accessible and runs seven days a week.


Prices for the new collection of homes at Barking Riverside start from £67,500 for a 25% share of a

one-bedroom apartment (FMV: £270,000).


Parking is available on selected two- and three-bedroom homes.
